Rental Policies & Guest License Agreement

  • 2 night minimum on all reservations.
  • 3 nights minimum on holidays.
  • Guests must be at least 24 years of age or accompanied by an adult.
  • $ 500.00 security deposit required. (Refundable in 72 hours after departure)
  • The Guest credit card information is required, held as security for damages.

Check-In time is after 4PM.

Check-Out time is 10AM. Departing after 10AM may result in a $40 fee.

Things to do for check-out:

  1. Wash and put away all dishes, etc.
  2. Remove all trash to outdoor containers.
  3. In winter , turn the heat to 60 degrees. In summer , A/C to low.
  4. Close and lock all windows and doors. Turn off all lights.
  5. Leave the keys on the dining table , and lock the door behind you.
  6. If you have any accidental damages , please report them to the owners immediately.

Rental Property Occupancy

The occupancy of home is limited to the registered guests and the stated maximum occupancy for property. MAXIMUM CAPACITY IS 7-9 PERSONS. Intentional misrepresentation will result in immediate eviction with no refund.

Reservations, Deposit, Payments

A deposit of 50% will be required when you make your reservations in order to guarantee your dates. Deposit is due within 5 days after making a reservation. A written confirmation will be sent for your signature. Payments may be made by personal checks, certified checks, money orders and credit cards. Your balance is due on or before 30 days prior to arrival in order to expedite the check-in process.

All cancellations are subject to a $95.00 charge.

Cancellation of reservations less than 30 days prior to arrival date, will result in the loss of your deposit. Bohemian Lodge will attempt to re-rent the property at the same rate and, if successful, your deposit less a $95.00 administrative charge will be returned.

Damage Waiver

The mandatory damage waiver on each reservation provides guests coverage in the event of accidental reported damage to the property or furnishings. Guests are responsible for any unreported damage. The damage waiver does not cover abuse, malicious damage or beyond normal wear and tear to the rental property.

Property Maintenance

The property has been inventoried and inspected, if you notice something missing, broken or any other problems with the rental property please notify the owners immediately.

We make every effort to ensure that the property and equipment are consistently maintained and in good working order. However , problems and failures do inevitably occur on occasion.

In those situations, we will do everything in our power to repair, replace, or rectify the situation immediately.

In the event of equipment, electronics, appliance failure, or failures due to any Act of God" event, we can not provide any refund of rental fees.

The property and its furnishings are privately owned. Please do not remove or change the location of furniture.


Your unit will be cleaned before your arrival. We provide basic supply of towels and lines, bathroom tissue and bath soap.

Cleaning fee is $95.00 required.

Pets are not allowed in or on the grounds of the property.

There will be a $100.00 exterminator charge if a pet is discovered.

You will be asked to leave the property, and rental fees will be forfeited.

Property have private telephone. There is no charge for local calls. Phones is toll restricted; therefore, long distance calls must be made by using a telephone calling card or placed collect.


Noise is limited between the hours of 10:00 PM and 7:00 AM.

While we appreciate the fact that you are on vacation, please remember that you are visiting a private residential neighborhood comprised largely of permanent residents who value the peace of a Wisconsin Dells evening. In the past, we have received complaints regarding the noise level generated by people after 10pm. This noise has violated the above policy and can, in fact, lead to the eviction of the guests with no refund of rental monies.

For that reason, violation of the policy cannot be permitted under any circumstances.

The Guest

The Guest understands that they are a Licensee of the Owner and NOT a tenant and that he/she is not acquiring on interest in the premises.

Guests agree to hold Owners harmless from any and all personal injuries that may result to the Guest(s), family or invitees of the Guest(s) when using the property, or any other amenities related to the rental property.

The guest agrees to compensate the owner for any damages due to negligence or carelessness on the part of the guest or any excess cleaning needed. The Guests credit card number is held as security for damages.

Bohemian Lodge Owners is not responsible for money, jewelry, or other valuables lost, stolen or left behind on the premises. Owners reserves the right to enter the premises for the purposes of inspecting for damage, repairs, maintenance or pest control.
